Who Qualifies for a VA Home Loan

The VA home loan benefit is earned through service. If any of these describe you, you may be eligible — we’ll help you confirm.

Veterans & Active Duty

Veterans who served the required time and active-duty service members across all branches. Your length-of-service requirement depends on when and how you served — we’ll help you check.

National Guard & Reserves

Guard and Reserve members may qualify after the required service. Many members don’t realize they’ve earned the benefit — it’s worth a quick eligibility check.

Surviving Spouses

Eligible surviving spouses of service members may use the VA loan benefit. We’ll walk you through the entitlement and the Certificate of Eligibility.

VA Loan FAQ

The questions veterans ask before they call.

Do I need a down payment?

No. Eligible veterans with full entitlement can buy a primary residence with $0 down. That’s the core advantage of the VA benefit.

Is there mortgage insurance or PMI?

No. VA loans have no monthly private mortgage insurance — even with zero down. That keeps your monthly payment lower than a comparable conventional loan.

What is a Certificate of Eligibility (COE)?

The COE confirms to the lender that you’ve earned the VA home loan benefit. You don’t need it in hand to start — we help you obtain it as part of the process.

Is there a VA funding fee?

Most borrowers pay a one-time VA funding fee, which can be financed into the loan. Some borrowers — such as veterans receiving compensation for a service-connected disability — may be exempt. We’ll tell you where you stand.

Can I use my VA benefit more than once?

Yes. The benefit is reusable, and entitlement can be restored after a prior VA loan is paid off or sold. Many veterans use it several times over a lifetime.

Can I refinance with a VA loan?

Yes. You can refinance into a VA loan, do a VA cash-out refinance, or use the streamline (IRRRL) refinance to lower your rate on an existing VA loan with less paperwork.

Do I have to live in the home?

Yes. VA loans are for your primary residence — the home you’ll live in. They’re not for investment-only properties or second homes.

What credit score do I need?

The VA doesn’t set a single minimum score, but lenders apply their own guidelines. Credit profiles vary — call (833) 350-9185 and we’ll review your specific scenario.

Can active-duty service members qualify?

Yes. Active-duty members across all branches may qualify once they meet the service requirement. We’ll help you confirm eligibility based on your service.

How long does closing take?

Typical timelines run 21–30 days from a complete file. We’ll set expectations up front and keep your loan moving.
